Kingsbury High – Window, Cladding, Roofs

Kingsbury High School is a large secondary school in North West London, with its Bacon Lane site having been constructed in circa 1950.

Kingsbury High School instructed Capital Property & Construction Consultants Ltd (Capital) to identify and assess the condition of the existing windows, roof and cladding works.  The school has suffered with roof leaks for a number of years and whilst managing to carry out localised patch repairs, the school did not have the funding available to carry out the necessary complete replacement works.   The windows were crittall single glazed and contributing to the high energy running costs.

Capital has assessed the school’s long term maintenance needs and asset management studies and provided feasibility studies for potential projects. Capital Project managed a funding advisory service.  Upon successfully securing funding, Kingsbury has appointed Capital to deliver the schemes on site with Capital acting as Project Manager, Building Surveyor, Architectural design service including planning applications, Quantity Surveyor, CDMC / Principal Designer.  Capital has worked on these schemes.

Given the large size of this project, it has been of paramount importance to ensure that this work has been carried in a way to provide minimal disruption for the school, whilst ensuring health and safety on site and quality have not been compromised. A phased solution was proposed.
