Vida House is a high-end residential block in south London. The building was converted from offices to residential. The common areas were tired and in need of upgrading to reflect the high-end nature of the building.
Capital were appointed to procure and review the options of refurbishing versus undertaking FRA works in the building. Procurement was based on a Two Stage JCT Design & Build 2016 process.
The first stage was to provide an estimate of the Contract Value used for the tendering process. The next step was to assemble the documents for the first stage tender and appoint the successful contractor to proceed onto the second stage.
At the second stage the contractor was to develop the design, programme and cost needed for the construction phase of the project. The essential works option was considered by the client prior to agreeing the contract.
The client had struggled in the past in firming up a scope and agreeing costs, many of their earlier iterations were vastly over budget. Capital we’re asked to oversee this process to deliver a scope and budget to meet the clients’ requirements.

Capital put an experienced surveyor in to the scheme who had come from a QS background so was able to provide technical and cost advise. This sped up the design process and the team were able to receive early feedback on affordability.
Ultimately the project was delivered to the required quality and budget. Capital negotiated the works with a contractor and worked collaboratively with the design team and client to ensure a successful outcome. As the budget could not be exceeded, we worked closely with the contractor to mitigate variations and look for sensible savings to pay for any unforeseen. By taking a collaborative approach with the team the project was delivered to the required quality and budget and was seen as a success by the client and the residents of Vida House.
