Victoria House – External Wall Investigation

Capital PCC were commissioned by Barratt Homes to undertake intrusive investigatory works to the external wall build-up as directed by the Fire Engineer, Urban Change.

Victoria House is an eight storey, purpose built, block of residential flats. Victoria House is part of a new-build housing development scheme at Canada Water in London, Capital PCC were commissioned in order to undertake intrusive investigations and FRAEW for the block.

The building was jointly inspected with Gavin Jones a Chartered Fire Engineer from the consultancy Urban Change. An opening up schedule was subsequently formulated detailing six locations to investigate the wall build up and / or compartmentation details to align with internal compartmentation lines and / or around envelope penetrations such as windows, doors, and vents.

The building is a concrete frame with a mix of external wall cladding materials including brick, timber & aluminium.  Challenges at the site included restricted access with access needing to be agreed with some individual residents.

CPCC worked closely with and co-ordinated between the various interested parties including the building developers, managing agents & Fire Engineers, in order to arrange and deliver the investigations and assessments without undue delay or disruption to the building occupants.

Reinstatement works were completed without the need for deploying visible inspection plates, thereby limiting any visual disturbance to the building’s external fabric.
