Capital were commissioned by Get Living to manage the full pre-construction and construction phases for the replacement of non-compliant cladding and balcony decking on three blocks at Elephant Central, ensuring compliance with safety regulations under the Building Safety Act through detailed technical validation, cost management, and regulatory submissions.

Kleine Wharf – CSS Cladding Remediation

Capital was commissioned by SIMARC to manage the replacement of non-compliant external wall insulation and timber cladding at Kleine Wharf in Hoxton, London. Services included Project Management, Fire Engineering, and Contract Administration. The project aims to meet safety standards under the Building Safety Act, with construction starting in early 2025.

Mid-Rise (11-18m) Residential Building External Investigations and FRAEW

Capital successfully conducted comprehensive external wall investigations for over 100 mid-rise residential blocks for Barnet Homes, completing the project ahead of schedule and under budget while enhancing building safety and integrity.

BSR Structural Safety Case Report for High-Rise Residential Buildings

28 Nightingale Road NW10 – PAS 2035 Pilot Project

Capital were commissioned by The London borough of Brent to assist in reviewing options to increase the energy efficiency of their converted housing stock, mainly Edwardian semi-detached houses which have been converted into flats.

FRA 2022 – Reactive Programme Works

The Library Building – BSF Cladding Remediation Project

Capital was commissioned by managing agents, Rendell & Rittner on behalf of the clients, Cathedral Clapham Ltd to manage all stages of the Building Safety Fund application for the replacement of combustible insulation contained within the original curved facades at the Library Building to Panoramic Tower.

Green Dragon House – BSF Cladding Remediation Project

Capital was commissioned by Managing Agents, Rendell & Rittner on behalf of the client, Ishguard Limited to manage all stages of the Building Safety Fund application for the replacement of combustible metal cladding. Green Dragon House is located in the centre of Croydon and is formed of two blocks (7 and 11 Storeys) with an interconnecting walkway.

Grampian House – Major Refurbishment Works

Capital were commissioned by the London and Quadrant Housing Trust to act as lead consultant to manage the pre contract tender process, for major external and internal refurbishment works project to Grampian House 25 storey residential tower block, situated within the confines of North Mall Edmonton Green Shopping Centre, North London.

Kilburn Square – Regeneration & Passive Fire Safety Works

Capital were commissioned by Brent Council to carry out a detailed survey of the block and prepare a feasibility report to include new heating renewal options, external over cladding options, structural repairs, fire compartmentation, lift replacement, door entry replacement, renewal of internal services and new fire alarm systems.

Dairy Close – ACM Cladding Replacement

Capital were commissioned by Way of Life Management Ltd on behalf of WOL (London) LLP to manage the delivery for a cladding replacement scheme to Vida House Building.

London & Quadrant – Cladding Investigations and BSF Cladding Remediation

Capital were appointed by London & Quadrant Housing Trust (L&Q) to lead the applications for Private and Social funding for cladding remediation through the Building Safety Fund (BSF).

Clyde & Dartmouth – ACM & Shiplap Cladding Replacement Works

Walbrook House – Stripping of Existing HPL Cladding

Borough wide – Cantilever Balconies Investigation & Appraisal

Acting in the role of the Council’s Structural Engineer, we brought this issue to the attention of the Housing Client and subsequently received instructions to investigate the potential risk to buildings throughout the borough with similar balcony construction – mainly affecting communal balconies of cantilever construction.

East Kent Housing – Fire Compliance Reports

Capital were appointed by East Kent Housing to assess the suitability and condition of their existing Active Fire Detection and Fire Protective Systems to 6.No high-rise blocks in Ramsgate and Margate.

Sprinkler Programme – Design & Specification to 58 Care Homes

Following the successful completion of L&Q’s pilot retrofit sprinkler installation project, Capital were commissioned to undertake feasibility reports, designs and specifications to retrofit sprinklers to 58 No. Care Homes across London and the South East.

Blocks in Barnet – Fire Compliance Works

Realising that a number of their residential blocks would not meet current standards and building regulations with regards to fire integrity, Barnet Homes assembled a team of architects, M&E consultants and Fire Engineers to survey their properties and make comprehensive recommendations for rectification works and achieve compliance.

St Marys Church House & Slade Tower – Retrofit Sprinkler Project

Capital were commissioned by L&Q to design and manage their first retrofit sprinkler installation project to a sheltered housing block / resident care home (31 units) in Walthamstow and a high-rise tower block (42 units) in Leighton, East London.

Chalcots Estate – Fire Compliance Works

Bretton Court – Feasibility Rooftop Development

A key objective of the Feasibility Study was to consider the creation of a single-story roof top development, to increase the capacity of the building at fourth floor level, together with an option for a pitch roof conversion.

Vida House – Common Area Refurbishment & Essential Works

Vida House is a high-end residential block in south London. The building was converted from offices to residential. The common areas were tired and in need of upgrading to reflect the high-end nature of the building.

Kingsmead School – Science Block Refurbishment

Kingsmead School appointed Capital to manage and procure a proposed Refurbishment of the existing Science Block, based on the findings of a CLEAPSS Report prepared in 2015

Leavesden Green Primary School – Extension and Refurbishment

Capital Provided Project Management and Employer’s Agent services for two simultaneous school projects for Hertfordshire County Council which were delivered through the Scape framework by Kier.

High and Homes Towers – External Refurbishment

Capital PCC were commissioned to identify issues regarding the condition of the external fabric of two 12 storey high rise buildings known as High and Home Towers which were being refurbished by Birmingham City Council.

21 High Rise Residential Blocks – Condition Surveys

The project involved the close visual survey and testing of 21No.high rise residential buildings using roped access techniques and the provision of interpretive reports on the findings including recommendations for repairs with budget cost estimates.

Midland Road – New Build Residential Development

Capital was commissioned by the London Borough of Camden to act as Employers Agent for re-building of Edith Neville Primary School and a new residential block and children’s centre.

Watling Gardens – EWI / ECO Scheme

Capital were commissioned by Brent Housing Partnership to manage the delivery of a British Gas funded Eco Scheme to 3 high rise tower blocks in Kilburn.

Enfield North – External Enveloping

Capital has been commissioned to undertake external envelope repairs to 8 social housing blocks located in the northern part of the London Borough of Enfield.

Bretton Court – Residential Conversion

Capital PCC was commissioned to produce a feasibility study to convert the Client’s existing vacant office building, at Bretton Court, into residential flats.

Beatrice Tate School – School Accommodations

The London Borough of Tower Hamlets (LBTH) instructed Capital to design a modular temporary accommodation for 4No. extra classrooms for special need students, adjacent to Beatrice Tate School.

Rainham Mark Grammar School – Dining Hall Extension

Capital obtained Full Planning Permission for a new purpose built Dining Hall and Kitchen Servery accommodation.

Hassenbrook Academy – New Entrance

The brief for this project was to provide a remodel and extension to provide a new main entrance for the Academy that acts as a landmark, a larger waiting area for parents and create a more pleasant and welcoming environment for visitors, pupils and staff.

Kingsbury High – Window, Cladding, Roofs

Kingsbury High School is a large secondary school in North West London, with its Bacon Lane site having been constructed in circa 1950.

Harrow Library Campus – Refurbishment

Capital were appointed as Project Managers to deliver a complex refurbishment of the entire Harrow Campus Library.

Exeter Road Retrofit Project – EWI / RHI

Capital were commissioned to undertake the external wall insulation and associated works and a district heating project using ground source heat pump technology to four Tower Blocks in Exeter Road Enfield.

Residential – ECO EWI Energy Efficiency Installations

Capital were commissioned to manage the installation of External Wall Insulation scheme, including replacement of roof coverings, to 115 houses in Brent.

Grange Park – PEP1 Expansion

The expansion of Grange Park comprised a permanent 8 classroom modular (Ecomodular) two storey building with a single storey traditionally built link, to provide a permanent 1FE expansion.

St James the Great – Library & Early Years

St James the Great Roman Catholic Primary School instructed Capital to provide solutions for a dedicated library and provide solutions to achieve a cohesive Foundation Stage Unit at the School.

Development Properties, Enfield & Hackney – Flat Conversions

Capital was commissioned to Design and Project Manage the conversion three large Victorian terrace properties in the north London Boroughs of Enfield and Hackney.

Firs Farm Primary School – Expansion Phase 1

The overall project scope was to expand the existing school by 1FE from the existing 2FE.

University of Westminster – Future Classrooms

Capital was appointed by the University of Westminster (UoW) to project manage the refurbishment of 42 classrooms as part of their five year future classrooms refurbishment programme.

Hassenbrook Academy – Canopy

An existing timber framed canopy, with a ply deck and felt finish, was considered structurally unsound and dangerous to access the deck for maintenance.

University of Westminster – Refurbishment

Capital was appointed by the University of Westminster (UoW) to project manage the refurbishment of the Department of Architecture.

Fore Street Estate – External Enveloping

Capital was commissioned to undertake the external envelope repairs to 16 social housing blocks on the Fore Street Estate, Edmonton, London

Summit House – Residential Refurbishment

Capital were appointed by DR Real Estate SA to undertake a high end refurbishment of the residential flats that were contained with site boundary of Summit House.

Risk Orientated Management of Building Assets

Following the collapse of a large pre-cast balcony panel from the 13th floor of a high rise block of flats, narrowly missing a member of the public, the Council sought reassurance that the Council’s housing stock, comprising 60 high rise and over 500 medium rise buildings, was safe and would remain so for the foreseeable future.

Whitewebbs Park Golf Club Clubhouse – Feasibility

Capital Property & Construction Consultants were engaged by the London Borough of Enfield, Corporate Maintenance and Construction Team in mid-October 2014 to review previous proposals for refurbishment of an existing Clubhouse to a municipal golf course.

Enfield Homes Retrofit Scheme – ECO / RHI

Following the multi-award-winning success of the previous scheme, Exeter Road, Capital were commissioned to take on an even larger retrofit project to 8 tower blocks with ECO funded external wall insulation and associated works to two towers, a district heating project using ground source heat pump technology to four towers and an air source district heating scheme to four towers.

Eastfield Road – Housing Development

Capital was commissioned to undertake a Feasibility Study to assess the development potential of the Eastfield Estate / Channel Island Site.

Cemetery Lodge – Housing Development Feasibility

Capital’s design for sustainable homes in a Conservation Area in Enfield required close liaison with the Planners, the Conservation Officer and a Code for Sustainable Homes Assessor.

Grovelands Park – New 2FE Primary School Feasibility Study

Capital have been appointed by The London Borough of Enfield to develop a scheme for a new 2FE primary school in Grovelands Park, a Grade II* listed landscape originally by Sir Humphry Repton, with later changes to create a public park by Thomas Mawson, and adjacent to a Grade I listed house by Sir John Nash.

10 Hertfordshire School – Re-roofing Works

Capital secured the contract to re-roof 10 schools within Hertfordshire. Additional associated works include but are not limited to the replacement of roof lights, clerestory windows, curtain walling and cladding.

Kingsmead School – 6th Form Expansion

Kingsmead Academy School instructed Capital to provide solutions for additional 6th Form accommodation

Canteen & Common Area – Refurbishment

Capital were commissioned to be Contract Administrator for the refurbishment of the existing cafeteria, at the Westminster University, 115 New Cavendish Street, London W1W 6UW

Ambika P3 – Feasibility

Capital was commissioned by the University of Westminster to prepare an RIBA Stage 1 Report to define options and refine the scope for improvements to Ambika P3 at the Universities’ Marylebone Road site.
