The project is being progressed through a two-stage Design & Build procurement route, with a Pre-Construction Services Agreement supporting site investigations, detailed Stage 4 design, cost and programme development ahead of the main construction contract. CapitalPCC are coordinating the contractor and wider consultant team, reviewing design information and progressing the scheme through the Building Safety Regulator Gateway 2 process.
Opening-up investigations identified additional wall types that had not been included within the original assessment, alongside limited existing structural information. This required further investigation and design development and resulted in changes to the anticipated scope, programme and cost. CapitalPCC coordinated the supporting technical information and revised cost submissions required to demonstrate the additional remediation need, ultimately securing approval for the revised funding position and enabling the project to progress.
Resident access has also required careful coordination, as intrusive investigations are needed within occupied apartments. CapitalPCC have supported early communication with residents and worked through the building management team to coordinate access and minimise disruption. The project remains on track towards its Gateway 2 submission in January 2027, after which the construction contract, final cost and funding will be agreed ahead of the planned remediation works.
