CapitalPCC were appointed by the Royal Borough of Kensington & Chelsea to deliver the refurbishment of 116 Edith Grove, one of several residential properties acquired to provide additional accommodation. Following the termination of the previous contractor’s appointment, which left the property partially refurbished, Capital was selected to take control of the project, assess the existing work, and deliver a safe, compliant and high-quality residential refurbishment.

Initial surveys identified significant structural, fire safety and construction defects, with much of the existing work failing to meet the required standards. What began as a refurbishment developed into a major reconstruction project, requiring substantial strip-out works before new walls, floors, roof elements and building services could be installed. These findings fundamentally reshaped the scope of works and the delivery strategy.
