Capital was commissioned to design and manage the residential refurbishment of a large leasehold property above a ground floor retail unit in Barnet.
The scheme was funded by Barnet Homes’ Get Real project which offers shared accommodation and ongoing support to young people who can show a real commitment to education, training or employment.
Capital’s commission involved Building Regulation Approval, Party Wall & Access to Neighbouring Land matters, Tender and full Post Contract services. Capital’s project management skills in overseeing a project team including Structural Engineer, Electrical Engineer and the Utilities’ Services, provided welcomed assistance for the client.
The scheme itself was a challenging project whereby structural and water ingress issues needed to be resolved, space planning for new layouts, upgrading of thermal efficiency and fire detection, and replacement of all to and within the property. Further challenges included negotiations with the ground floor lessee, obtaining consent to excavate and erected scaffolding on a busy road entering London, and making good following WW2 bomb damage. This project really had everything!
