Capital were commissioned by The London borough of Brent to assist in reviewing options to increase the energy efficiency of their converted housing stock, mainly Edwardian semi-detached houses which have been converted into flats.
Capital was appointed as the client advisor / contract administrator & principal designer. We coordinated between the client, their nominated contractor, Wates Living Space and the PAS 2035 coordinator, Energy Specifics to ensure a successful project delivery.
The energy efficiency of these homes was to be addressed from a multifaceted approach to include:
- Increased insulation of the building to ease the load on heating systems.
- More efficient heating systems
- Alternative energy sources to boilers
- Using components with a lower carbon footprint
- Behaviour Change
- Considerations when increasing thermal efficiencies of buildings
- Considerations pertaining to new technologies

The project involved a “Fabric First” approach by increasing roof insulation, plus a combination of external and internal wall insulation and replacement windows to enable the implementation of electrical heating, hot water & ventilation systems powered by an array of photo-voltaic panels.
Tim Freeman a Director with Energy Specifics commented that the air pressure test results were some of the best he had ever seen, with an overall EPC increase of an E rating to a B rating.
