Capital delivered Building Safety Case reports for 12 high-rise buildings, using a purpose-built database to ensure compliance with the Building Safety Act by the April 2024 deadline.
Capital were commissioned by the London Borough of Barnet to provide Structural Safety Case reports for 12 of its high-rise residential buildings in preparation for submission to the Building Safety Regulator by the April 2024 deadline. Appointed via the LHC framework, Capital worked closely with the clients in house technical team to develop the requirements for the Structural Safety Case reports based on HSE guidance and our own expertise of risk mitigation and how it is recorded and managed.
The process began with a desktop review of Barnet’s existing structural information for each building, followed by a gap analysis to determine what key information was missing. Buildings assessed were of predominantly traditional load-bearing reinforced concrete, some of which have been overclad in more recent years. Capital then conducted necessary site surveys and investigations (including abseil surveys where appropriate) to gather evidence regarding the buildings’ structure and fabric as required, providing risk assessments based on the evidence obtained, along with measured CAD drawings. Where appropriate Capital undertook make save works to localised areas of defective concrete as part of our abseil surveys.

Barnet Homes set ambitious deadlines for the high-rise building reviews and preparation of the Structural Safety Case Reports. To meet these timelines, Capital mobilised its in-house team early, working in tandem with trusted investigation and abseil survey specialists, who are also experienced & competent professionals.
By utilising our expertise and maintaining effective communication, the Capital team exceeded the client’s expectations by delivering all required investigations, surveys, and reports within programme and to our agreed LHC fee.
