Capital PCC were commissioned by Sutton Heights Management Services Ltd to undertake investigatory works to external cladding and building envelope component systems to various locations at Crown Court.
Crown Court is an 8-storey purpose-built residential block containing luxury flats with a single duplex penthouse apartment. It is located on the periphery of Regents Park in London.
The building has two wall types which were the subject of an intrusive investigation for the purposes of undertaking and PAS9980 Fire Risk Assessment of the External Wall (FRAEW) and the production of an EWS1. The primary being cavity brickwork and the secondary being the metallic standing seam cladding which links across multiple floors.
Following an initial desktop & site assessment, the works were risk assessed and a safe method of work developed. Investigations were able to be undertaken without the need to access any residential units, therefore keeping resident disturbance to an absolute minimum. Works were progressed quickly and efficiently.

Due to the landlord not yet having a Secure Information Box, Capital PCC advised of forthcoming obligations in relation to the requirements of the Fire Safety Regulations 2022, to which the client further instructed Capital PCC to undertake measured surveys & produce scaled drawings by our fully qualified Architectural staff to meet the requirement of Regulations 4 & 6.
The CPCC team produce a professional investigation report by the head of the team who is member of both the Chartered Institute of Building & The Institute of Fire Engineers which is then provided to the client and the Chartered Fire Engineer to enable the production of the PAS9980 FRAEW report & EWS1 form. The report will also enable the landlord to meet their obligations under Regulation 5 of the Fire Safety Regulations 2022
