Capital was commissioned to undertake the replacement of existing cladding with external and communal repairs to two high rise blocks in Enfield.

The project was split into 2 phases comprising 8 tower blocks spanning across 2 sites:
Installation of Ground Source Heat Pump District Heating system to 4 Tower blocks and internal communal area repairs situated at the Kettering Road Estate in conjunction with External Envelope Repairs to 2 of the 4 tower blocks (the remaining 2 had already been over clad with an EWI rendered cladding system)
Installation of Ground Source Heat Pump District Heating system to 4 Tower blocks and internal communal area repairs situated at the Channel Island Estate. We were also responsible for developing and formulating the employer’s requirements and contract documents, coordinating the design team, Contract Administration and agreeing sign off and handover procedures on site.

The project included removal of existing rainscreen cladding, extensive external structural repairs, window replacement, curtain walling replacement, installation of non-combustible Rockwool External Wall Insulation (EWI), new extractor fans and site works on 2 of the 8 blocks.

The project was also carried out alongside the installation of a Ground Source Heat Pump (GSHP) district heating scheme spanning across 2 separate estates. The new wall insulation and windows, combined with the new heating system, will provide substantial annual energy savings for the residents of the blocks, and will help to reduce carbon emissions.

Capital’s commission included the surveying and specification of extensive structural repairs to the façade following the removal of the existing HD panel rain screen cladding that featured on 2 of the 8 blocks to ensure the strength and suitability of the building to receive the new EWI system.

Capital acted as Contract Administrators for the project inclusive of administering the Contractor’s Design Portion of the works.  Capital worked closely with the contractor, Building Control, manufacturers, fire engineers and other consultants to ensure a robust design and full compliance with fire safety regulations.
