London & Quadrant Housing Trust commissioned Capital to manage the delivery of reinstatement works to Flats 13 and 16 at Gamma Court. Gamma Court is a 5 five storey residential block located in Croydon, London.
Following a significant leak to the lower roof the work compromised of reinstatement of water damaged Parapet Roof, Party Floor/Ceiling plus selected internal partitions fixtures and finishes to flats 13 and 16.
Capital acted as Principal Designer, Architect, Structural Engineer, and Contract Administrator for the project. Costs were developed with Veale & Sanders (Chartered Quantity Surveyors). Capital submitted the building control applications (including closing out of all Building Control Conditions), managed the contract documents, and provided continuous design consultation and quality check role during the works on site.
Capital developed the feasibility and strategies for repairs in line with the employer’s requirements, including taking the opportunity to improve on the building’s quality of construction and finishes so as to extend the useful life of the building wherever possible. The design solutions were developed following a process of detailed investigations and used our considerable experience in robust details, achieving above standard quality of construction.

The project was procured under a traditional style of contract (JCT 2016 Intermediate Building Contract with Contractor’s Design) with the competitive tenders through the client’s framework of approved Main Contractors.
The Contract commenced on 27th September 2021 and detailed design development was completed following onsite intrusive investigations. Practical Completion was achieved on 17th February 2022.
