Capital was commissioned by Managing Agents, Rendell & Rittner on behalf of the client, Ishguard Limited to manage all stages of the Building Safety Fund application for the replacement of combustible metal cladding. Green Dragon House is located in the centre of Croydon and is formed of two blocks (7 and 11 Storeys) with an interconnecting walkway.
As the client requested a traditional route, a full detailed design had to be provided at tender stage. The project was procurement in Late March 2021, with a deadline of tender report and BSF submission in June 2021. Capital Project Director Richard O`Reilly lead an internal multi-disciplinary team comprising Structural Engineers, Cost Consultant, Architect, Contract Administrator, Principal Designer & Clerks of Works, with the support of our specialist Fire Engineer sub-consultant to deliver the scheme.
The intended works include for the removal and replacement of existing EWI system cladding, and Spandrel Panel at Green Dragon House, comprising 7 storey front section and 11 storey rear section with link bridge corridor walkway spanning between front and rear block sections, including necessary access and design as detailed within the tender document.

We prepared a full set of detailed drawings, specifications and materials for the contractors to price. We undertook the appointment of sub-consultants and the management and coordination of the design team. Once tenders were received, we undertook a detailed analysis of the costs and prepared a full tender report and recommendation. We administered the BSF application on behalf of our client, obtaining planning and building regulation approvals We undertook the management of health and safety / CDM requirement (principal designer role) and will contract administrate the works and agree the quality control procedures, site sign off and handover procedures, including the issue of an EWS1 form on completion of the remediation works.
The project was given BSF funding eligibility and is due to start on site in May 2023 and be complete within a year.
