The objective of this project was to deliver a compliant, future-ready façade remediation scheme at Hester House through early-stage technical validation, fire safety reassessment, and coordinated design planning.
Capital PCC was appointed by R&R and Hutchison Property Group to deliver the external façade remediation of Hester House, a residential development undergoing cladding replacement to meet current fire safety standards.
The project involves the removal and replacement of non-compliant cladding systems, with emphasis on material durability, visual continuity, and compliance with Building Regulations. Capital PCC is currently supporting the Stage 1 tender review, providing technical and cost input ahead of contractor appointment and PCSA mobilisation.

As part of early-stage due diligence, Capital PCC commissioned a peer review of the existing FRAEW report, originally carried out by Tri-Fire. The review, led by Urban Change, revealed significant errors including misapplication of the fire strategy, incorrect identification of materials, and unaccounted wall types requiring further investigation. This necessitated a comprehensive reassessment of the project scope and introduced greater complexity in both technical and delivery planning. By front-loading planning, technical reviews, and contractor engagement, the Hester House scheme is now better positioned for efficient delivery and regulatory assurance. The project reflects the client’s commitment to rigorous remediation, accuracy in fire safety reporting, and long-term asset resilience.
