Capital was commissioned by London & Quadrant Housing Trust to manage all stages of the Building Safety Fund application for the replacement of combustible cladding
Ibex House is a mixed-use building with commercial units along the ground floor and residential to the 12 upper storeys. The floor plan of the building is an ‘L’ shape and is comprised of three distinct parts: a tower of 13 storeys, a small block of 5 storeys, and a long rectangular block of 5 storeys.
Capital was appointed as the multi-disciplinary consultant to provide, Employers Agents, Cost Consultants, Project Managers, Structural Engineers, Façade Engineers, Architects, Contract Administrators, Principal Designers & Clerks of Works for the project.
To maximise the success of the application through the BSF process, we also developed and formulated the employer’s requirements and contract documents, coordinating the design team, contract administration and agreeing quality control, sign off and handover procedures on site through our clerk of works.

Our designs were developed, in tandem, with third party fire engineers and approved inspectors. The project was procured via a tender two stage Design and Build approach. The contractors are engaged via a pre-construction services agreement to work closely with the design team to develop and agree the design solution and contract sum to take forward to the BSF application. an EWS1 form on completion of the remediation works.
Planning Permission was achieved via a full plans planning application submission and Building Regulation approval via an Approved Inspector. The project started on site in August 2022 and will be completed by April 2024.
