Capital were commissioned by Urang Property Management Ltd on behalf of Kennington Park Square RMT Company Ltd to manage the delivery of an Aluminium, Timber & EWI cladding replacement scheme to 5.No blocks of residential flats in Kennington, London.
Capital acted as Employers Agents, Project Managers, Structural Engineers, Façade Engineers, Architects, Contract Administrators, Principal Designers & Clerks of Works for the project.
We were responsible for producing the initial compliance and option appraisal report for submission to the Building Safety Fund (to determine eligibility), appointing a specialist D&B contractor, formulating and agreeing the design solution with the contractor, reviewing and approving the design, agreeing the contract sum, undertaking the value for money report, appointing third party consultants for independent design sign off (i.e. Fire Engineers and Approved Inspectors) and managing the BSF application.
We are also responsible for developing and formulating the employer’s requirements and contract documents, coordinating the design team, contract administration and agreeing quality control, sign off and handover procedures on site through our clerk of works.

The design solution was developed through a process of investigations, significant consideration in terms of the design solutions, third party input in respect of design approval and sign off and close cost control.
The project was procured via a design and build contract with the contractor appointed via a cladding contractor’s framework and engaged via a pre-construction services agreement to work closely with the design team to develop and agree the design solution and contract sum to take forward to the Building Safety Fund application.
Planning Permission was achieved via a full plans planning application and Building Regulation Approval via an Approved Inspector.
The project started on site in October 2022 with works due to be completed in December 2023.
