Kilburn Square is a 16-storey residential tower block, situated adjacent to Kilburn Market, Kilburn High Road. Capital were commissioned by Brent Council to carry out a detailed survey of the block and prepare a feasibility report to include new heating renewal options, external over cladding options, structural repairs, fire compartmentation, lift replacement, door entry replacement, renewal of internal services and new fire alarm systems.

The heating option appraisal report was to consider looking at innovation, Eco and sustainability measures and to explore alternative heating solutions as part of a client led initiative to reduce the buildings carbon footprint in conjunction with improvements to the thermal performance of the building fabric.

A comparison was also made between the SAP ratings for each of the alternative heating options considered. The technology driving low carbon heating solutions is in some cases cutting edge technology and therefore more expensive than more traditional heating solutions.

The scope of our appointment also included the preparation and submission of planning application, liaison with the client team, attend design team meetings, management of sub consultants and prepare drawings specifications and tender documentation to allow tenders to be invited through the client’s procurement framework route.

The works include external envelope refurbishment including concrete and brickwork repairs, the introduction of EWI insulated render system, window and balcony door replacement, roof covering replacement; building services upgrade works including above ground drainage, Lift replacement, ventilation, landlord electrical supply, door entry, kitchen and bathroom  plus soil stack replacement; fire safety works including installation of sprinkler system, automatic opening vents, fire door replacement and fire-stopping to service penetrations.

Capitals role was to attend the design team meetings,  coordinate specialist in house disciplines and external specialists to prepare and compile the tender documentation and allow tenders to be invited. The work required a close working relationship with the client team and various other team members to prepare a robust set of tender documents. The Kilburn Square block have numerous community rooms and a very vocal Tenancy Group.  Success of this scheme has involved our team in a high-end user involvement from day one
