Capital were appointed as the Designers, Cost Consultant and Principle Designers for the project. In our capacity as the project lead, we coordinated the design team and liaised with the Client’s PM, Sprinkler Contractors, London Fire Brigade, Statutory Authorities, Care Home Managers & Residents as appropriate to agree the design.
Following the successful completion of L&Q’s pilot retrofit sprinkler installation project, Capital were commissioned to undertake feasibility reports, designs and specifications to retrofit sprinklers to 58No. Care Homes across London and the South East. The scheme is subject to a future installation programme once L&Q agree on budget priorities and resources within their organisation.
The works included the retrofit of sprinklers to all flats and common parts within the residential care homes, including water tanks, pumps, pipework, UPS back up (as appropriate), sprinkler heads and boxing-in. The water supplies for the sprinkler systems came off the mains supply or via water tanks.

The main challenge centred around the building types and the profile of residents within the care homes (i.e. elderly and/or special needs) where specific bespoke designs had to be considered in each circumstance. Through a series of design team meetings with the L&Q Project Manager, Care Home Managers, LFB and the Residents, we were able to produce effective design solutions to suit each building type and specific care home need in terms of resident profile.
Capital’s role in the project was to firstly undertake feasibility reports for each block and to then to lead and develop the design / employer’s requirements, produce the contract documents and then tender and contract administrate the works when they ultimately start on site.
