Capital successfully conducted comprehensive external wall investigations for 105 mid-rise residential blocks for Barnet Homes, completing the project ahead of schedule and under budget while enhancing building safety and integrity.
Capital were commissioned by Barnet Homes to conduct external wall intrusive investigations across its mid-rise residential buildings to understand the composition of the external walls in their residential portfolio and inform fire risk assessments and their external wall element (FRAEWs). The appointment was made via the LHC framework for Capital to provide a comprehensive service of intrusive inspection, reporting, and risk assessment for the external walls of 105 residential blocks ranging from 11 to 18 metres in height.
The program for investigations and assessments took place over a 12-month period. Capital began with an early desktop study, including a review of all FRAs for the blocks, to establish a risk-based priority schedule for delivering the project. Mobilising its in-house team early on, Capital worked closely with experienced Fire Engineer sub-consultants who shared its commitment to quality and exceeding client expectations.

By applying economies of scale, Capital achieved significant savings on the original contract sum allowance.
