St Marys Church House & Slade Tower, Retrofit Sprinkler Project

Capital were commissioned by L&Q to design and manage their first retrofit sprinkler installation project to a sheltered housing block / resident care home (31 units) in Walthamstow and a high-rise tower block (42 units) in Leighton, East London.
Capital acted as the Lead Designers, Employers Agents, Quantity Surveyors, Contract Administrators and Principle Designers for the project. In our capacity as the project lead, we coordinated the design team and liaised with the Client’s PM, Sprinkler Contractor, London Fire Brigade, Statutory Authorities and Residents as appropriate to agree the design.
The works included the retrofit of sprinklers to all flats and common parts within the sheltered housing block / residential care home including water tanks, pumps, pipework, UPS back up, sprinkler heads and boxing-in. On the residential tower block the sprinkler system came off the mains supply and the protected areas included the flats and the high-risk areas.
One of the biggest challenges on the scheme was to agree the design standards in line with the relevant British Standards and also the London Fire Brigades recommendations. The agreed standards for the pilot would be the standards that L&Q would take forward on all their future retrofit projects and therefore developing a suitable and cost-effective design and quality installation was a key objective on the project. Through a series of design team meetings with the sprinkler contractor, LFB and the Client an acceptable design and installation was agreed in line with L&Q’s objectives.
Capital’s role in the project was to develop the design / employer’s requirements, lead on the design, produce the contract documents, manage cost control and value for money, contract administrate the works on site, manage quality control
and handover procedures and liaise with the Client, Residents, Contractor, LFB and the Statutory Authorities as appropriate.
As a result of the work undertaken at the design stage and a concerted focus on quality and cost on site the installation of the pilot scheme was deemed a real success for L&Q.
