Capital were commissioned by Way of Life Management Ltd on behalf of WOL (London) LLP to manage the delivery for a cladding replacement scheme to Vida House Building.
Vida House is managed by Way of Life is a residential development only a short walk away from Surrey Quays Overground station as well as Canada Water Underground station. Each of the 138 one and two-bedroom apartments on site have an open plan layout. Residents also have access to a secure car park and ample underground bike storage area. The building is understood to have been constructed in 2012 and has 5 storeys with the uppermost storey less than 18m above external ground level.
As the client requested a traditional procurement route, a Two Stage PCSA Design & Build procurement process was The project was tendered to selected specialist contractors in Late April 2021. Capital Project Manager David Lawal lead an internal multi-disciplinary team comprising Structural Engineers, Cost Consultant, Architect, Contract Administrator, Principal Designer & Clerks of Works, with the support of our specialist Fire Engineer sub-consultant to deliver the scheme.

Planning Permission was achieved via a full plans planning application submission and Building Regulation approval via an Approved Inspector.
As part of our role is to advise the client on the options available and the risk associated with the selected options for A1 or B1 rating. Cost and programme will be presented to the client for an internal appraisal for a decision. The development programme is for a start on site in April 2022 for a construction Phase duration of 50 weeks. The estimated contract sum is £3.5m for B1 rating increasing to circa £5m if A1 rating is to be achieved.
