Capital Property & Construction Consultants were engaged by the London Borough of Enfield, Corporate Maintenance and Construction Team in mid-October 2014 to review previous proposals for refurbishment of an existing Clubhouse to a municipal golf course.
The brief was to look at alternative refurbishment solutions, the condition of the existing building and to consider a new build option in lieu.
Capital utilised their professionals in Building Surveying and Architecture; condition issues were reported on by Associate Glenn Wright and Designs were developed by Associate Architect John Wilkinson.
An alternative refurbishment solution was developed, however Capital concluded that this wasn’t viable due to the condition of the existing building fabric and not being able to fully meet the client’s vision because of the limitation of the existing footprint.

A new build solution was developed that allowed the existing Clubhouse to remain operational during the construction and that could meet the Local Authorities full requirements with a minimal increase in floor area. This was achieved by making the layout highly efficient and minimising circulation areas.
The report was completed in less than four weeks. Capital is to develop further proposals to a reduced budget.
